Average Newry Home £35,000 More Expensive Than a Year Ago

House prices in Newry have risen by 16 percent over the past year, adding around £35,000 to the value of the average home in the city.

New analysis from Smart Mortgage Insurance, using the latest regional figures, puts the average property in Newry at approximately £205,000. The rise is being linked to a combination of growing demand, easing mortgage rates and the city's relative affordability compared to nearby areas.

Despite the sharp increase, Newry still comes in considerably cheaper than many surrounding markets. Average prices in areas such as Banbridge, Hillsborough and parts of Lisburn remain tens of thousands of pounds higher, with some locations sitting up to £90,000 above Newry levels.

Darren Gowland, Director of Mortgage Genius, explained the trend: "This is classic catch-up behaviour. Newry stayed more affordable during the high-rate period, so once mortgage rates began easing, demand returned quickly. When that happens, prices can rise faster than many expect, and as borrowing levels increase, mortgage insurance becomes more important than ever."

The pressure is being felt most by first-time buyers. The average ten percent deposit needed to get on the property ladder in Newry has jumped from around £17,600 to £20,500 in just 18 months, a significant increase for those trying to save.

Adding to the challenge, buyer enquiries per listing are currently at their highest level since 2021, while housing supply across the city remains tight, driving up competition for well-priced homes.

With demand showing no sign of cooling and supply still constrained, the outlook suggests Newry's property market is likely to remain highly competitive compared to other areas in the north in the months ahead.
